Where Is Jerusalem Headed? Toward A Vibrant, Developing Capital or Extension of Gush Dan?

Jerusalem, Israel’s capital, has about 950,000 residents. According to the CBS, its metropolitan area includes around 1.3 million people across 86 surrounding communities.

Approximately 350,000 people are employed in Jerusalem, about 77% of them city residents. By comparison, Tel Aviv has around 435,000 residents but employs about 421,000 people, with only 40% living in the city.

While Tel Aviv functions as a true metropolitan hub, offering employment and leisure for its wider region, Jerusalem’s metropolitan status remains largely nominal.

As a result, many residents of the Jerusalem metropolitan area commute to central Israel for work, despite living near a capital city with strong potential for growth. This leads to long commutes, heavy traffic, and extended working hours.

The new “Gateway to the City” district is set to add around 60,000 jobs across 1.2 million sqm of mixed-use development, including offices, housing, commerce, and hotels. It will be well connected by light rail and trains from Tel Aviv, and located adjacent to the city center.

With continued investment in public transportation and job creation, Jerusalem has the potential to attract young talent and major companies, transforming its status into a true metropolitan center.

Our company is currently advancing about eight projects within an 800-meter radius of this district, and offers apartments for sale within walking distance of Jerusalem’s future business hub.
